Step 1 of 3

What do you need?

What does a roof inspection cover?

A roof inspection is a systematic check of the whole roof, inside and out. We look at:

  • Tiles or sheets: cracks, rust, slipped pieces and fading.
  • Ridge and hip capping and the pointing beneath it.
  • Valleys, flashings, vents, skylights and chimneys.
  • Gutters, downpipes and fascia.
  • The roof space: water trails, damp insulation, sarking, battens and signs of pests.

We photograph the faults and note the good areas too. The goal is a clear picture of the roof's condition, so you know whether it needs nothing, a repair or a replacement.

What do Canberra roofs usually show?

On older brick homes with tile roofs, we often find cracked ridge pointing, slipped tiles and worn flashings. On steel roofs, we look for rust at fixings and cut edges, loose screws and signs of condensation. Hail leaves its own marks, from cracked tiles to dents in sheets and damaged skylights. Houses built before the mid-1980s may also have asbestos cement sheeting. If we see material we suspect is asbestos, we stop, note it in the report and advise you to use a licensed removalist.

When should you get a roof inspection in Canberra?

Some moments are especially good for an inspection:

  • Before buying or selling. A roof problem can change the price of a house.
  • After hail or severe wind. Hidden cracks and dents can leak weeks later.
  • Before winter. Frost and rain find every weak spot.
  • Before installing solar panels or renovating, so the roof is sound under the new work.
  • For landlords and managers checking a rental or investment property.
  • After a smoke and ash season, to check gutters and valleys.

Autumn, after the leaves fall, and early spring, before storm season, are both sensible times.

A roof that looks fine from the street can still have problems. Cracked tiles, lifted ridge caps and failing flashings are hard to spot from the ground, and a small fault found early is usually a small bill.

What is in the report, and what about certification?

Our report records what we saw, with photos and notes on each part of the roof. It includes recommendations ranked by urgency, such as fix now, fix soon and monitor. It is written in plain language so you can share it with an insurer, solicitor, conveyancer or committee.

Some people ask for a roof certificate. What counts depends on who is asking. If a lender, insurer or authority needs a formal certificate from a building certifier or engineer, we will tell you, and you will need to ask that professional. Our report is a condition report from a roofing contractor, not a substitute for those documents.

Most house inspections are a short visit, with the report to follow. The visit takes longer for large roofs, steep or high roofs, several outbuildings, or a roof space that is hard to enter. Access matters. If we cannot safely reach part of the roof, we say so in the report instead of guessing.

We quote the inspection after hearing about the property. Factors include roof size, number of storeys, access and whether you want a detailed written report. Some inspections can be arranged as part of a repair quote.

How do you prepare, and what happens next?

Make sure we can get into the roof space, and clear any stored items from the hatch area. Tell us about leaks, stains and past repairs, because those clues save time. Please secure pets.

After the inspection you will have the report and our recommendations. If a repair is needed, see our roof repair page. If the roof is near the end of its life, our roof replacement page explains the process. You are never obliged to book the work with us. For other services, go to the home page.

Questions about roofing in Canberra

How long does a roof inspection take?

For an average house, the site visit is usually a short one, and the written report follows after. Large roofs, steep or tall roofs, extra buildings and tricky roof space access all add time. If part of the roof cannot be reached safely, we say so in the report.

Do you go inside the roof space?

Yes, where it is safe and accessible. The roof space shows water trails, damp insulation and timber condition that cannot be seen from outside. If there is no safe access, such as a very low roof space or a blocked hatch, we note the limitation.

Will an inspection show hail damage for my insurer?

It can record visible damage with photos and notes, which helps when you speak with your insurer. We cannot say what the insurer will accept or decide the outcome of a claim. Take your own photos after the storm, too, and keep the dates.

Is a roof inspection worth it before buying a house?

Often, yes. A roof is one of the most expensive parts of a house to repair or replace, and problems are not always visible from the street. A report can help you decide, negotiate or budget. Ask your conveyancer or solicitor how it fits with the rest of your pre-purchase checks.

Will my insurer or lender accept your report?

That is up to them. Some accept a roofing contractor's condition report, and others want a certifier or engineer. Ask the insurer or lender what it needs before you book. If a formal certificate is required, we will point you to the right professional.
