Trees, westerlies and roads through the district
Belconnen is crossed by Ginninderra Drive, Belconnen Way and Coulter Drive, and many streets are lined with deciduous trees that colour well in autumn and clog gutters soon after. Leaves collect in valleys and behind chimneys, and wet litter can hold moisture against metal and tile for weeks.
The district also catches westerly winds that blow in over the ranges, which can lift loose ridge caps and work at tired flashings. Older roofs rarely fail all at once. They fail in a corner or a valley first, and a small repair done early often saves a bigger job later.
